The Project Manager is responsible for the end-to-end delivery of projects under a Design & Construct model, integrating design development, procurement, and construction execution to achieve program, cost, quality, and compliance objectives. Operating on behalf of the builder/developer, the role ensures seamless coordination between consultants, subcontractors, and internal stakeholders from concept through to practical completion and defects liability. Key Responsibilities Design Management (D&C; Interface) 1. Lead and manage the design process from Development Approval through IFC documentation 2. Coordinate architects, engineers, and specialist consultants 3. Drive buildability, value
engineering, and cost optimisation outcomes 4. Ensure design compliance with NCC, Australian Standards, and authority requirements 5. Manage design programme in alignment with construction sequencing Project Delivery 1. Oversee Site Managers 2. Ensure projects are delivered safely, on time, with high quality and within budget 3. Monitor construction progress against programme (e.g. MS Project) 4. Implement corrective actions for delays, disruptions, and variations 5. Facilitate project reporting (programme, cost, risk, and commercial status) 6. Assist with site coverage / supervision as required Commercial & Contract Management 1. Assist with contract administration (AS4902 / AS4903) 2. Assist with procurement strategy, subcontractor engagement, and tendering 3. Assist with variations, EOTs, and claims 4. Assist with cost control, forecasting, and budget management 5. Mitigate commercial risk and protect builder/developer position Safety, Quality & Compliance 1. Ensure full compliance with WHS legislation and site safety systems 2. Oversee implementation of project-specific safety plans and audits 3. Maintain quality assurance systems, ITPs, and defect management 4. Ensure environmental and regulatory compliance across all works Program Planning & Coordination 1. Develop and manage master construction programmes 2. Integrate design, procurement, and construction timelines 3. Assess delay impacts and implement mitigation strategies 4. Oversee implementation of short term / micro programs Handover & Close-Out 1. Manage practical completion, commissioning, and authority sign-offs 2. Assist with full documentation handover (O&M; manuals, as-builts, warranties) 3. Assist with timely release of retention and final account settlement Qualifications 1. Robust understanding of D&C; procurement and delivery models 2. Advanced knowledge of Australian Standards (e.g. AS4902 / AS4903) 3. High-level commercial acumen and contractual skills 4. Programme and sequencing expertise (MS Project or equivalent) 5. Leadership of multidisciplinary teams and subcontractors 6. Risk identification and mitigation capability 7.
