Pillar & Stone Property Group is seeking a Property & Building Manager to join our growing Sunshine Coast team. This is not a standard property management role. We are looking for a relationship-led property manager who can manage a defined portfolio of properties within our buildings, build strong relationships with owners and residents, support building management outcomes, and identify future property management and sales opportunities. This role is ideal for someone who enjoys property management but wants a broader, more strategic role with more owner contact, building involvement, relationship management and long-term growth opportunity. About the role As a Property & Building Manager, you will be responsible for managing a defined portfolio of properties and owner relationships within specific buildings. You will still perform the core property management functions required of the role, including inspections, leasing support, entry and exit processes, owner communication, tenant matters and compliance-related responsibilities. You will also be supported with an assistant to reduce administrative workload. However, this role goes beyond traditional property management. You will also build relationships with landlords, owner-occupiers, committee members and owners currently managed by other agents within your allocated buildings. The aim is to protect the rent roll, strengthen building relationships, identify future management opportunities and support future sales opportunities within the buildings we manage. Key responsibilities
· Managing a defined portfolio of properties within allocated buildings.
· Acting as the main property management contact for landlords and tenants.
· Conducting routine inspections, leasing inspections, entry condition inspections and exit/final inspections.
· Managing owner communication, tenant communication and property-related follow-up.
· Supporting leasing, renewals, rent reviews, maintenance follow-up and compliance requirements.
· Building strong relationships with landlords, owner-occupiers, committee members and key owners within each building.
· Identifying future property management opportunities from owners currently living onsite or managed by other agencies.
· Identifying future sales/listing opportunities within the buildings.
· Recording relationship notes, owner information, follow-up tasks and opportunities in Rex.
· Working with caretakers and onsite support to identify building issues, cleanliness concerns, maintenance items and owner service risks.
· Liaising with committees, strata managers and owners regarding building-related matters where required.
· Ensuring building and property issues are followed through, documented and communicated appropriately.
· Supporting rent roll retention by maintaining strong owner relationships and proactive communication.
· Working with central/offshore admin support to ensure tasks, records and follow-ups are completed accurately.
· Escalating service, maintenance, owner or building concerns to management where required.
· Contributing to a high-service, relationship-led culture across the business.
· Holding a current real estate certificate/licence is mandatory to commence this role. What we offer
