Senior Residential Property Manager (Chippendale)

Senior Property Manager / Team Leader (National Portfolio Exposure) Milk Chocolate is seeking an experienced and driven Senior Property Manager / Team Leader to support the delivery of our national property management function. With a growing portfolio currently spanning ACT, NSW, QLD, SA, VIC, and WA, this role will be based in our Sydney HQ and play a critical part in managing properties interstate, leading a team, and coordinating on-the-ground leasing support across multiple geographies. This is a hands-on leadership role for someone who thrives in a fast-paced environment and is ready to step up and help scale a centralised property management model.

What You’ll Do
- Manage a portfolio of residential properties across multiple states, ensuring consistent, high-quality service delivery
- Lead and support a team of property managers and assistants within the Sydney HQ
- Coordinate with on-the-ground leasing agents in each state (routines, ingoings, outgoings, and inspections)
- No requirement for you to personally attend property inspections.
- Act as the key point of contact for landlords and tenants, ensuring proactive communication and issue resolution
- Oversee maintenance workflows, working closely with internal Projects & Maintenance teams
- Manage arrears, lease renewals, compliance, and day-to-day portfolio performance
- Support the General Manager in driving operational efficiency, process improvement, and team performance
- Assist with onboarding new properties and ensuring smooth integration into the portfolio
- Contribute to building a scalable, centralised PM function

What You Bring
- NSW Class 2 Licence
- 4–6+ years of property management experience, ideally across diverse portfolios
- Previous experience mentoring or leading team members (formal or informal)
- Strong working knowledge of modern PM systems (experience with our stack highly regarded)
- Proven experience attending and managing matters through NCAT tribunal
- Excellent communication and stakeholder management skills
- High attention to detail with strong organisational capability
- Ability to manage interstate portfolios and remote stakeholders effectively

- A well-supported, engaged team with clear structure and accountability
- Continuous improvement of processes to support scale and growth

Reporting Line
- Reports to and works in close collaboration with the General Manager.

Growth & Development
- We will support mutual recognition licensing across multiple states, covering costs to enable you to manage a national portfolio
- Ongoing upskilling in state-based legislation and compliance requirements to ensure confidence operating across jurisdictions
