About the Role
Uphill Real Estate Pty Ltd is seeking a full-time Real Estate Representative to join our team in Clyde North, Victoria. This is a salaried position with no commission component — remuneration is by retainer only.
Key Duties and Responsibilities
Taking on current property and business listings for sale and lease, arranging and conducting property inspections, and providing purchasers with informed guidance on property merits and transaction conditions
Consulting with vendors on available sales and marketing approaches, including auction campaigns and open for inspection strategies
Compiling and maintaining detailed records of properties and businesses available on the market, and coordinating promotional and advertising activity
Understanding and evaluating client requirements, then identifying and presenting suitable properties or business opportunities that meet their needs
Delivering market appraisals and professional advice on property transactions, and negotiating and structuring settlement terms on behalf of clients
Managing the receipt and holding of rental payments from tenants and ensuring timely disbursement of funds to property owners in line with agreed arrangements
Overseeing tenant adherence to lease obligations, following up on breaches of tenancy conditions, and managing rental arrears recovery
Formulating and executing agency business plans, financial budgets, operational policies, and internal procedures
Coordinating ancillary services as required, including finance referrals, land brokerage, conveyancing arrangements, and property maintenance management
Requirements:
Certificate IV in Real Estate Practice or equivalent
Relevant experience in real estate sales, leasing, or property management
Knowledge of Victorian property and tenancy legislation
Solid communication and negotiation skills
Valid driver's licence
Job Types: Full time, Permanent
Pay: $145,000.00
- $150,000.00 per year
