Description
Our Client, Coast2Bay Housing Group is a dynamic award-winning community housing provider managing over 1000 community and affordable housing tenancies across the Sunshine Coast and Moreton Bay regions with offices located in Maroochydore, Nambour and Caboolture. This role will work across both regions, but with be predominantly based out of the Maroochydore office.
The role of the Property and Asset Officer is to work collaboratively with the Tenancy and Asset Management Teams to efficiently manage a portfolio providing excellent service that ensures a positive tenant & landlord experience including ensuring properties, assets and facilities are maintained to a high standard.
Key areas of responsibility include:
- Carrying out property inspections as required and keeping inspection records in accordance with headlease and sublease arrangements as well as COAST2BAY policies and procedures;
- Coordinating repairs and maintenance to leased and DOH properties and arranging prompt repairs and maintenance on Coast2Bay properties;
- Maintaining property records, including key security;
- Maintaining contractor database, ensuring full compliance with Coast2Bay policies and procedures;
- Ensuring fire safety regulations for each housing program are followed;
- Ensuring the grounds of Coast2Bay complexes are kept clean and well maintained;
- Assisting in the development and management of the annual asset management plan including furnishings and equipment;
- Manage RTA phone conciliations relating to repairs/maintenance disputes;
- Attend QCAT hearing as required with regards to exits/repair debts/property matters;
- Work with our Lessors, Agents and all stakeholders and develop a good working relationship;
- Work the required after-hours roster for emergency calls and action and records as needed;
- Liaising with tenants and lessors on a regular basis;
- Issuing relevant notices under the Residential Tenancies and Rooming Accommodation Act 2008 (RTRAA 2008);
- Following procedures for dealing with tenancy disputes as developed by Coast2Bay and the RTRAA 2008; and
- Working with the Coast2Bay Team in a coordinated and cooperative manner.
**Skills and experience**:
- A current Real estate sales registration certificate
- A minimum 2 years’ experience working in tenancy/social housing or other human services or property management related field.
- High level conflict management and dispute resolution skills.
- Be self-motivated and able to manage your own workload.
- A demonstrated commitment to work within a person-centred social justice framework.
