ABOUT JOB: The Contract Manager – Tender Coordinator manage all contractual, commercial, and tendering activities for high‑rise building projects, ensuring that tender processes, contracts, and commercial aspects are handled in a transparent, compliant, commercially sound, and risk‑controlled manner throughout the project lifecycle. JOB DESCRIPTION:
- Plan, manage, and coordinate the tendering process for consultants, contractors, and suppliers.
- Prepare tender strategies, tender schedules, and procurement plans in coordination with the project team.
- Coordinate issuance of tender documents, clarifications, addenda, and receipt of tender submissions.
- Organize pre‑bid meetings, site visits, and technical/commercial clarifications with bidders.
- Coordinate technical and commercial evaluation of tenders in collaboration with Design, Construction, and Cost teams.
- Prepare tender evaluation reports, comparisons, recommendations, and contract award documentation.
- Support negotiations with shortlisted bidders to achieve best commercial and contractual outcomes. Contract Administration
- Prepare, review, and manage contracts (consultancy, construction, subcontract, supply).
- Ensure contracts are aligned with project requirements, risk allocation strategy, and company policies.
- Maintain contract records, correspondence, and documentation throughout the project. Commercial & Cost Control Support
- Assist in managing variations, claims, and change orders in coordination with Project and Construction teams.
- Review contractual implications of design changes, site instructions, and project variations.
- Support progress payment reviews and certification from a contractual standpoint. Risk & Compliance Management
- Identify contractual and commercial risks and propose mitigation measures.
- Ensure compliance with contract conditions, tender procedures, and internal governance requirements.
- Provide contractual advice to project teams on rights, obligations, and dispute prevention.
- Assist in assessment and management of contractor claims and counter‑claims.
- Support preparation of contractual correspondence related to claims, extensions of time, and disputes.
- Coordinate with legal advisors when required. Reporting & Communication
- Prepare regular tender, contract, and commercial status reports.
- Maintain effective communication with internal stakeholders and external parties.
- Support management in decision‑making with clear contractual analysis and recommendations. REQUIREMENTS: Education & Experience
- Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, Law, or related fields.
- Minimum 8–12 years of experience in contracts, commercial management, or tender coordination.
- At least 4–6 years of experience working on high‑rise building projects (residential, office, hotel, mixed‑use). Technical & Contractual Knowledge
- Robust understanding of tendering processes and contract administration.
- Solid knowledge of standard forms of contract (FIDIC or equivalent is an advantage).
- Experience with procurement and contract strategies for complex construction projects.
- Good understanding of construction methods, design interfaces, and commercial risk management. Management & Personal Skills
- Strong analytical, negotiation, and commercial judgment skills.
- Excellent coordination, communication, and stakeholder management abilities.
- High attention to detail and strong documentation skills.
- Ability to work under pressure and manage multiple tenders and contracts simultaneously. Language & Tools
- Proficiency in MS Office; experience with procurement or contract management systems is an advantage.
