This isn't a cog-in-the-machine PM role. If you've spent time on the construction side wondering what it would be like to sit at the developer's table — or you're already in client-side PM and want a role where your fingerprints are actually on the outcome — keep reading. Dux Property Group is a Gold Coast-based development advisory and project management firm specialising in residential development across South East Queensland. We work across the full development lifecycle — from acquisition and feasibility through design management, procurement, and construction delivery — with a strong focus on design quality and commercial outcomes. We have multiple projects across various stages of the pipeline, and we're growing the team to match. The Role The immediate focus of this position is the delivery of two boutique residential tower developments on the Gold Coast, both currently progressing through design development and pre-construction. You'll work directly alongside the Director across both projects, with full visibility into how decisions get made across design, procurement, and delivery. There's no layer between you and the work. But this is a role with a longer arc. As you establish yourself across the two towers, your remit expands into the broader development management function — feasibility, site acquisition, design strategy, procurement, sales coordination, and the full lifecycle of new and future projects. The more you can do, the more you'll be given to do. What You’ll Be Doing
- Managing project delivery across design development, ECI procurement, construction, and completion
- Coordinating architects, consultants, builders, and authorities — keeping everyone moving and accountable
- Monitoring and reporting on programme, budget, risk, and quality
- Contributing to design management, buildability review, and authority approval processes
- Participating in ECI and D&C; procurement — shortlisting builders, evaluating proposals, and running the process
- Supporting broader development management activities across the Dux portfolio as the role evolves About You You've delivered residential construction projects in Australia and you know how the pieces fit together. You might be coming from:
- Construction background — CA or PM with a tier 2 or tier 3 builder, ready to cross the fence
- Existing client-side or development management role, looking for more ownership and less bureaucracy Either way, you'll need:
- Solid experience across medium or high-density residential projects
- A strong understanding of construction methodology, procurement, and contract administration
- Commercial instincts — you think about cost, risk, and value, not just programme
- The ability to work autonomously and make sound judgements without being micromanaged
- Explicit communication skills — you're representing the developer, so how you show up matters
- A relevant tertiary qualification in Construction Management, Engineering, Architecture, Property, or similar Beyond the CV, we're looking for someone who takes ownership, finds problems and solves them, and cares about the quality of what gets built.
