We are now seeking an elite, fully autonomous Senior Property Manager to champion our Southern Queensland portfolio on the ground. The Role Reporting directly to the Agency Directors, you will take full ownership of a clean, well-maintained portfolio. This is a premium technician's role for someone who genuinely loves the craft of property management, building landlord relationships, and executing workflows flawlessly without needing their hand held. You will work alongside a highly capable, localised support team, including an on-site Assistant Property Manager and dedicated remote administrative support, allowing you to focus entirely on high-yield management and elite client service. Key Duties and Responsibilities
- End-to-End Portfolio Management: Manage landlord, tenant, and contractor relationships across standard tenancies and high-yield rooming accommodation.
- Compliance & Dispute Resolution: Prepare comprehensive evidence bundles and independently represent the agency on the rare occasion at RTA conciliations and QCAT hearings.
- Yield Optimisation: Conduct regular Comparative Market Analyses (CMAs) and execute strategic rent increases to maximise landlord returns.
- Routine & Vacate Management: Execute highly rigorous ingoing, outgoing, and periodic property inspections, delivering reports to owners swiftly.
- Team Synergy: Assign clear daily tasks to support staff (Assistant PM and Virtual Assistants) to maintain zero-turnaround friction.
- Arrears & Breach Control: Enforce an absolute zero-tolerance policy for arrears, calculating and issuing legal notices with 100% legislative accuracy. Requisite Qualifications & Experience
- Experience: Minimum 3–5+ years of active experience as a Senior Property Manager (Rooming Accommodation experience highly regarded).
- Licensing: Valid QLD Driver’s License and a current Real Estate Registration Certificate or Full Licence.
- Legislation Expert: Deep, authoritative knowledge of the Residential Tenancies and Rooming Accommodation Act.
- Our Tech Stack: Highly proficient in PropertyMe, Inspection Express with 360 Virtual Tours, 2Apply, TenantApp, Google Workspace, and Hubstaff.
