Associate Director Property Management (City of Sydney)

Position Associate Director Property Management Salary: $149,739–$173,174 p.a. + super & leave loading Grade: 11/12 Duration: Permanent full‑time role, ongoing Location: Hybrid; in‑office two days a week in Sydney, Gosford or Bathurst (subject to change) Overview Lead the stewardship of a complex property portfolio that underpins critical communications infrastructure across NSW. This senior leadership role is for an experienced, commercially astute property professional to drive management, optimisation, commercial outcomes, operational resilience, compliance and public value. Team Property Management team within the Strategy, Commercial & Risk Division of NSW Telco Authority. The team manages site tenure, leases, licences and access rights for operational telecommunications assets, supporting business as usual and major projects. Responsibilities
- Lead the strategic development, ongoing management and optimisation of a complex property portfolio supporting critical telecommunications infrastructure
- Provide evidence‑based advice on property, leasing, licensing, governance and risk matters to senior leaders and executives
- Design, implement and continuously improve property governance frameworks, processes and controls to ensure compliance, transparency and consistency
- Oversee leases, agreements, access rights and site tenure, managing sensitivities related to security, critical infrastructure and public sector governance
- Manage property‑related budgets, commercial commitments and contracts to deliver value for money and financial accountability
- Build and maintain effective relationships with senior internal stakeholders, landowners, industry partners and government agencies, representing organisational interests
- Lead and develop a high‑performing team and contribute to complex projects, exercising sound judgement and autonomy while escalating strategic risks appropriately Qualifications & Experience
- Senior experience in property, leasing, asset or portfolio management, ideally within complex or regulated environments
- Strong understanding of commercial decision making, contract management and risk management
- Proven capability to lead and develop teams, manage performance and build organisational capability
- Highly developed stakeholder engagement, negotiation and influencing skills
- Experience providing transparent, authoritative advice to executives and contributing to strategic decision making
- Relevant qualifications in property, business, commerce or a related discipline, or equivalent industry experience Nice to Have
- Experience within the NSW public sector, government‑owned corporations or regulated infrastructure environments
- Exposure to telecommunications, utilities or other critical infrastructure property portfolios
- Experience working with whole‑of‑government policy settings, Treasury agencies or cross‑agency initiatives
